Choose the right structure

Real Canada has three team paths.

Each structure solves a different business problem. The practical question is whether you are operating as a family/domestic partnership, a formal leader-and-members team, or a looser marketing group.

Domestic Team

Domestic partners or related family members operating as a team.

Size: 2 maximum

Company cap: $15,000 shared

Team cap: Not applicable

Awards: Team Lead only is Elite eligible; individual production awards are not available.

A fully executed Domestic Team Addendum must be on file with Real.

ProTeam

Traditional teams with a Team Leader and Team Members paying a team split or team fee.

Size: 2+ members

Company cap: $15,000, $7,500, or qualifying $5,000 structures

Team cap: Set by Team Leader, with minimum Team Cap rules for reduced-cap members.

Awards: Production is attributed to team production, not individual production awards.

$5M closed volume over the previous 12 months and a minimum 10% split to the Team Lead.

Marketing Group

Agents sharing a marketing name or referral relationship without a formal team agreement.

Size: 2+ members

Company cap: $15,000

Team cap: Not applicable

Awards: Members remain eligible for individual production awards; team production awards do not apply.

No minimum production requirement and no minimum split to a Team Lead.

Costs and caps

The Team Partner Plan details agents usually ask about first.

These items come from the team side of the current Real Canada cost guide already represented in this portal, then organized for team leaders and team members.

Sign-up fee

$249 CAD per agent.

Commission split

15% paid to Real until the agent reaches the Company Cap, in addition to the team split.

Company cap

$7,500 for Team Members. Team Members owe less to the company than the solo-agent cap.

CBR fee

The $40 CBR fee is split across all members on the transaction. For an 80/20 split, the Team Member pays $32 and the Team Leader pays $8.

Post-cap transaction fee

After the Company Cap is paid, the team plan pays $375 CAD per sale and $125 CAD per lease, split proportionally across transaction participants unless team settings assign it differently.

Annual brokerage fee

$1,200 CAD Annual Brokerage and Risk Management Fee per agent, paid from the first three transactions each anniversary year.

How team splits flow

The team split happens before each person’s Real split is calculated.

Gross Commission Income is multiplied by the Team Split percentage to allocate the deal between the Team Member and Team Leader.

The team allocation is subtracted from the Team Member’s GCI and appears as payment to the Team Leader.

Real then calculates the 15% company split based on the amount each person earns on that deal.

Team splits may continue after the Real company cap unless the Team Leader offers a Team Cap or a different team arrangement applies.
